Faucet or shower acting up?

A drip that won't stop, even when the handle is cranked tight

Almost always a worn cartridge, stem, or seat washer. The handle stops the water until the internal seal can't hold pressure anymore — it's a part swap, not a sign you need a new faucet.

Low or erratic shower pressure

Mineral and debris buildup inside a cartridge, or a failing pressure-balance valve. Both are repairable in place — usually without opening the wall.

Hard-to-turn handles, or a handle that spins without engaging

Broken stem, stripped splines, or a seized cartridge. Common on 15+ year old fixtures and on shower handles that haven't moved in years.

Water hammering or banging when a faucet shuts off

Worn internal seals or a failing check stop allow pressure to slam against the closed valve. We can usually pin down the source room-by-room and fix it at the fixture.

A pinhole drip at the base of the spout or handle

Failed O-ring or escutcheon seal. Small fix, but ignored long enough it can rot a vanity top or warp drywall behind a shower wall.

Can you fix my old shower handle without ripping out tile?

In most cases, yes. Modern shower valves — Moen Posi-Temp, Delta Monitor, Kohler Rite-Temp, Hansgrohe — are designed so the cartridge or stem comes out through the existing trim plate without touching the surrounding tile. The exception is when the valve body itself has failed (corroded, cracked, or leaking behind the wall), which usually requires opening drywall on the back side or removing a tile or two. We can almost always tell from a quick look at the handle and a pressure check whether your repair stays at the trim or needs to go deeper. If it's the latter, we'll tell you before any cutting starts.

What does a typical faucet repair cost in Portland?

Cost depends on the brand, the part that failed, and whether one fixture or several need attention. A standard cartridge swap on a kitchen or bathroom faucet is on the lower end; a shower valve cartridge or a multi-fixture visit runs higher.
